Broward County Market Update: Two Markets Moving in Opposite Directions

Broward County’s two housing markets are no longer just different. In September 2026 they moved in opposite directions: single-family home prices held their ground in a tight seller’s market, while the condo median price fell sharply in a deep buyer’s market.

Broward County real estate market statistics, September 2026: single-family median sale price $641,500 with 4.2 months of supply; condos and townhomes median $235,000 with 10.2 months of supply

Single-Family Homes: Still a Seller’s Market

  • Median sale price: $641,500, up 2.4% from a year ago
  • Inventory: 4,351 active listings, down 18.1% year over year, with just 4.2 months of supply
  • Closed sales: 974, down 7.1%, and homes went to contract in a median of 39 days
  • Sellers received a median of 96% of their asking price

Supply keeps doing the heavy lifting for sellers. Total Broward inventory fell for the eighth straight month, million-dollar single-family sales rose 2% to 180, and cash buyers accounted for 38.8% of all closings. Higher mortgage rates slowed the pace of sales, but with only 4.2 months of supply, well-priced homes are still finding buyers.

Condos and Townhomes: A Deeper Buyer’s Market

  • Median sale price: $235,000, down 14.6% from a year ago
  • Inventory: 9,582 active listings, down 12% year over year, with 10.2 months of supply
  • Closed sales: 824, down from 865 a year ago, with a median of 69 days to contract
  • Sellers received a median of 93% of their asking price

Condo buyers have more leverage than they have had in years: more choices, more time, and real room to negotiate on price. It is not quiet everywhere, though. Sales of condos priced between $500,000 and $600,000 rose 8% year over year, and cash buyers made up 54.7% of condo closings. Building condition, insurance, assessments, and financing still decide which condos move, especially with so few South Florida buildings approved for FHA loans.

What This Means for You

If you are selling a single-family home, demand is still there. Price it right and it will move. If you are buying a condo, this is the most buyer-friendly moment we have seen in years, so use it: negotiate, and do your homework on the building before you sign. And if you are buying a single-family home, be ready to act when the right one lists, because good homes are not sitting.

Mortgage rates rose nearly 0.6 percentage points from the start of September to 7.46% by mid-October, and the Hurricane Isaias state of emergency in early October delayed some loan approvals and closings even though South Florida was not directly hit. Getting pre-qualified early matters more than ever.
