Broward County’s housing market is really two markets right now, and the latest numbers from August 2026 make that clearer than ever.

Single-Family Homes: Still a Seller’s Market
- Median sale price: $650,000, up 4.0% from a year ago
- Inventory: 4,252 active listings, down 23% year over year, with just 4.1 months of supply
- Closed sales held steady at 1,016, and homes went to contract in a median of 40 days
- Sellers received a median of 96% of their asking price
With supply this tight, well-priced homes are still moving. Total inventory has fallen seven months in a row, million-dollar sales jumped 22.6% in August, and cash buyers made up 35.9% of all closings.
Condos and Townhomes: A Buyer’s Market
- Median sale price: $257,500, up 4.0% year over year
- Inventory: 9,427 active listings, with 9.9 months of supply
- Closed sales: 883, down 9.3%, with a median of 73 days on market
Condo buyers have real choices and negotiating room, especially on price, building condition, and ownership costs like insurance and assessments.
What This Means for You
If you are selling a single-family home, demand is there. Price it right and it will move. If you are buying a condo, this is the most buyer-friendly moment we have seen in years. And if you are buying a single-family home, be ready to act when the right one lists, because good homes are not sitting.
Mortgage rates averaged 6.67% on a 30-year fixed in August before climbing above 7% in mid-September, so getting pre-qualified early matters more than ever.
